TRACT DESCRIPTIONS

Tract 1

There are a total of 219.2  + acres in this tract, with 210.47 acres enrolled in the Conservation Reserve Program. The balance of the acreage is native grassland. CRP contract #10090F expires in 2022. The 2021/2022 payment in the amount of $7,831.59 will convey to the Buyer. Tract 1 is accessed from US 287 on the west side of the property. All minerals owned by the Seller will convey to the Buyer.
Legal Description: 219.2 acres, more or less, out of Section 57, Blk 1T T&NO Survey Dallam County, Texas

Tract 2

This tract has a total of  324.8 + acres, with 312.235 acres enrolled in the Conservation Reserve Program.  CRP contract #10090E expires in 2022. The 2021/2022 payment in the amount of $11,618.26 will convey to the Buyer. There are also 12 + acres of native grassland in this tract. There are two old irrigation wells on the property. The west well (Well #1) currently has a domestic pump and provides livestock water for Tract 3 (See Note Below). The east well (Well #2) is in unknown condition. This tract can be accessed from County Rd 2 along the east side of the tract.  All minerals owned by the Seller will convey to the Buyer.

Tract 3

With frontage along US 287, this tract has a total of 81 + acres of native grassland. The water for this tract is currently provided by an old irrigation well (Well #1) located on Tract 2 (See Note Below). Electricity is located in the northeast corner of this tract.  This tract is accessed along US 287. All minerals owned by the Seller will convey to the Buyer.
Legal Description: 81 acres, more or less, out of Section 57, Blk 1 T&NO Survey in Sherman and Dallam Counties, Texas.

Note:  If Tract 2 and Tract 3 sell to different Buyers, a 12-month Easement & Well Use Agreement for the use of the west well on Tract 2 will be given to the Buyer of Tract #3

Tract 4

This is a 154.8 + acre tract, with 148.19 acres enrolled in the Conservation Reserve Program.  The balance of 6 + acres is native grassland.  CRP contract #10090E expires in 2022. The 2021/2022 payment in the amount of $5,514.15 will convey to the Buyer. This tract has an irrigation well (Well #3) that has not been used in some time. The condition of the well is unknown. There is an electrical pole on the northwest corner of the tract with a power line running to Tract 3. This tract is accessed from US 287 in the southwest corner or from County Road 2 along the east side. All minerals owned by the Seller will convey to the Buyer.

Tract 5

This is a 162.7 + acre dryland tract with a pending Conservation Reserve Program application. The Buyer of this tract will have the option to cancel this enrollment application the day after the auction. Access is obtained along the southwest property line, along US 287.  THIS TRACT MAY NOT BE COMBINED WITH ANY OTHER TRACT.  No minerals will convey with this property.
