Located approximately 7 miles north of Booker, Texas, this 400 + acres of grassland will be divided into two non-contiguous tracts and be offered for sale in an absolute online auction September 8 – 14, 2017.  Both tracts have good access via all-weather county roads and have level to gently rolling terrain. Both tracts have a good stand of grass and there are two wells with submersible pumps providing livestock watering. This property would make a great addition to any cattle grazing operation.

 

Tract 1:  This 160 + acre tract currently has a good stand of old world bluestem grass that has not been grazed the entire 2017 growing season.  The property is fairly level with a gentle slope on the east side, and would be very suitable for cultivation.  There is a good set up for livestock water with a submersible 8-10 gpm pump.  The well is set up with a timer and a tank with an overflow into a small earthen pond.

Tract 1 Legal Description:  NE/4 of Section 9, all in T1N, R24E of Cimarron Meridian, Beaver Co., OK, Surface Only.

 

Tract 2: This 240 + acre tract has a good stand of Old World Bluestem grass that has not been grazed the entire 2017 growing season.  The terrain is level to gentle rolling.  A dry creek bed that can be crossed most anywhere is a good source for winter grass.  There is a small grove of trees in the far northeastern corner of property.  There is a water well with submersible pump, timer and tank with an overflow. Wildlife in the area include deer, quail and turkey, offering some hunting potential.
2016 Property Taxes = $332.00

Tract 2 Legal Description:  SE/4 and S/2 of the SW/4 of Section 8, T1N, R24# of Cimarron Meridian, Beaver Co., OK, Surface Only.

 

Wind Royalty Lease:  Tracts #1 and #2 are a part of the Blue Stem Wind Project, developed by RES and purchased by Exelon Generation in December, 2015. This wind project was completed in early 2017.  There are no wind turbines currently on this property. This Wind Royalty Lease WILL CONVEY to the Buyer(s). We will post this Lease in the Auction Documents, as soon as it has been made available to us.

 

Transmission Line Easement: Tract #2 has a Transmission Line Easement with Plains and Eastern Clean Line Oklahoma LLC. This easement will be a part of the Warranty Deed.  The Remaining Easement Consideration Payment and any Extension Payments due to Seller will be RESERVED by the Seller.  Payments for Structure and Damages per the Structure and Damages Calculation Sheet WILL CONVEY to the Buyer. This easement will be a part of the Warranty Deed.  We will post this Lease in the Auction Documents, as soon as it has been made available to us.

 

Driving Directions:

From the intersection of SH 23 and SH 15 in Booker, Texas go north on SH 23 for 3 miles to the Texas/Oklahoma border. Continue north approximately 4.25 miles to E0310 (CR31) and turn east. Go east one mile to N1400 (CR 140) and the southwest corner of Tract #2.  Continue east two miles to N1420 (CR 142), turn north, and go ½ mile to the southeast corner of Tract #1.

Land Auction Proof of Strong Land Values

 

On Thursday, March 5th, Clift Land Auctions held a successful land auction in Raton, NM.  Offered for sale was 3,920 acres of NE New Mexico ranchland. “We offered this land in two individual tracts and ended with two buyers,” commented George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  The final results totaled to just over $2M, representing a new high for land values in that area.

 

To kick off the bidding, the auctioneer solicited a donation to the all volunteer Des Moines EMS in Des Moines, NM. The highest bidder, Jordan Ward, Vice President of the Farmers & Stockmen’s Bank of Clayton, NM donated $500.00, on behalf of the bank, to help support this organization.  Clift Land Auctions will match their donation with another $500.00.

 

“This land auction offers proof that land values in our area remain strong and that a land auction is a sound business decision for ranchers”, added Mr. Clift. 

Dairy Facility Draws Interest from Coast to Coast

 

On Tuesday, January 13th, Clift Land Auctions held a successful auction in Dumas, Texas. Up for sale was the Front Range Dairy and 980 + acres of highly productive irrigated farmland. This property was offered in three individual tracts, which made this property attractive for a variety of potential buyers. “We had interest in this auction from New York State to California. Interest came from local farmers, feedyard owners, east coast investors, and dairymen from all over the United States”, said George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  As it turned out, this property sold to one buyer for $4.73 M, exceeding the sellers’ expectations.

Clift Land Auctions donated $500.00 to the High Plains Food Bank, matching a donation in the same amount made by Gary and Karin Sutherland at our auction held on October 16th.
