Hart Producers Co-op Gin Online Auction

There is NO RESERVE on this online auction. We will offer in online bidding two tracts formerly known as the Hart Producers Co-op Gin.

 

Online Bidding begins at 8:00 am CDT Friday, August 18th, and will end at 12:00 noon CDT Thursday, August 24th. The auction will "soft close" with 5 minute increments until 5 minutes elapses with no new bids on either tract.

 

****When you are bidding, make sure you are bidding on the correct Tract. You may bid on either tract, or both tracts.****

 

TRACT #1

This is the larger of the two tracts and includes the buildings. There are 17.52 + acres with paved access via FM 168 and FM 525 in Hart, TX.

 

Facilities

 

Office:   1,200 square foot brick office has two bathrooms, two offices, a walk-in safe, a reception area, and a counter, which overlooks the 45’ in-ground scales, and central heating and air. There is also a two-car carport.
 

Shop:     40’ x 60’ insulated metal shop with a concrete floor. There are sliding doors on two sides, and a walkthrough door on the north side. The shop has gas heaters and lighting. 
 

Well House: The well house is a large insulated metal building and includes the well, a pressure tank, and a very large fiberglass storage tank.


Module Feeder House: This building is 35’ x 190’ with roll up doors on both ends. The module feeder will be removed prior to closing. There will be an open pit on the north end. It will be the Buyer’s responsibility to fix as they see fit.


Gin Building: The gin building is 80’ x 180’. All of the cotton ginning equipment will be removed prior to closing. All below grade pits and duct ways will be left uncovered and will be the Buyer’s responsibility.

Seed Barn: This building is 60’ x 200’ and has a concrete floor.


Other:  Box Car Storage and Small two door garage shop

 

Air Permit: There is no active air permit on this property.

        This tract consists of approximately 9.6 acres of grass with great paved frontage along FM 168 and Hawkins St. The location of this tract on the north edge of Hart offers residential or commercial opportunities for the Buyer. The annual property taxes for this tract are estimated at $200.00.

Land Auction Proof of Strong Land Values

 

On Thursday, March 5th, Clift Land Auctions held a successful land auction in Raton, NM.  Offered for sale was 3,920 acres of NE New Mexico ranchland. “We offered this land in two individual tracts and ended with two buyers,” commented George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  The final results totaled to just over $2M, representing a new high for land values in that area.

 

To kick off the bidding, the auctioneer solicited a donation to the all volunteer Des Moines EMS in Des Moines, NM. The highest bidder, Jordan Ward, Vice President of the Farmers & Stockmen’s Bank of Clayton, NM donated $500.00, on behalf of the bank, to help support this organization.  Clift Land Auctions will match their donation with another $500.00.

 

“This land auction offers proof that land values in our area remain strong and that a land auction is a sound business decision for ranchers”, added Mr. Clift. 

Dairy Facility Draws Interest from Coast to Coast

 

On Tuesday, January 13th, Clift Land Auctions held a successful auction in Dumas, Texas. Up for sale was the Front Range Dairy and 980 + acres of highly productive irrigated farmland. This property was offered in three individual tracts, which made this property attractive for a variety of potential buyers. “We had interest in this auction from New York State to California. Interest came from local farmers, feedyard owners, east coast investors, and dairymen from all over the United States”, said George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  As it turned out, this property sold to one buyer for $4.73 M, exceeding the sellers’ expectations.

Clift Land Auctions donated $500.00 to the High Plains Food Bank, matching a donation in the same amount made by Gary and Karin Sutherland at our auction held on October 16th.
