Armstrong Co. Grass & CRP Auction

This Absolute Land Auction is scheduled for Tuesday, October 9, 2018 at 6:30 pm at the Armstrong Co Activity Building in Claude, TX.

 

There will be an Auction Information Meeting at the same location on Thursday, September 27th at 6:00 pm.  Prior to this meeting we will have an Open House at the home on Tract 1 at 4:00 pm.  There will be another Open House to tour the home on Saturday, October 6, 2018 from 10:00 am till 2:00 pm. Property is shown by appointment only or at Open House. 

 

We will offer at auction a total of 999 + acres in four (4) Tracts.  This is a well kept productive ranch just 20 minutes from downtown Amarillo. Any minerals presently owned by the Seller will convey with the property. (more information to come).

Driving Directions:

Tract 1: From Washburn, TX on US Hwy 287, go southeast on US Hwy 287 for approximately 3.5 miles to CR 7 and turn south. Go 1.15 miles to the northeast corner of Tract 1.

 

Tracts 2,3,4:  From Washburn go 1.5 miles on US Hwy 287 to CR 5 and go south approximately 3.45 miles to Echo Rd. Turn east and go one mile to the southwest corner of Tract 3.

Tract 1

This 338.6 + acres of native pasture grassland is cross fenced into two pastures. This tract has all-weather road access from CR 7 and is a quick 20 minute commute from downtown Amarillo.

 

The ~ 2,030 sq. ft. (Armstrong CAD) brick home has two bedrooms with large closets, two bathrooms, a finished basement, central heating and air conditioning, and a wood burning fireplace dividing the living area and the kitchen/dining area. You can sit on the covered back porch and enjoy panoramic views of the surrounding countryside.  There is a double-car garage with door openers, a chain link fenced yard for your pets and an 80' x 40' wood framed barn with a concrete floor.  A domestic well provides water to the home. 

Tract 2

Located along county road Echo Rd, this 308.73 + acre tract of native pasture grass is ready to turn out cattle. There is a water well and a set of cattle working pens located in the southern end of the tract. Good fencing and turf make this parcel a great addition for any cattle operation. There is one small trash pit in the northeast corner of this tract.

Tract 3

One of two Conservation Reserve Program tracts, this parcel is accessed along county road Echo Rd.  The CRP contract for these 115.8 + acres has an annual payment of $3,524.95 and will expire September 30, 2022. The Buyer shall become successor to any USDA FSA Conservation Reserve Program contract, the contract shall be in compliance at the time of closing, and the 2018/2019 CRP payment and all subsequent payments will convey to the Buyer. The fencing is good. This tract would make a good combination buy with Tract 4.

Tract 4

Located in the southeast corner of the section, this 235.5 + acres are also enrolled in the Conservation Reserve Program with a contract that expires September 30, 2022 and has an annual payment of $7,025.55. The Buyer shall become successor to any USDA FSA Conservation Reserve Program contract, the contract shall be in compliance at the time of closing, and the 2018/2019 CRP payment and all subsequent payments will convey to the Buyer.This parcel is well fenced and has a good stand of native grass. This tract would make a great combo buy with Tract 3.

Land Auction Proof of Strong Land Values

 

On Thursday, March 5th, Clift Land Auctions held a successful land auction in Raton, NM.  Offered for sale was 3,920 acres of NE New Mexico ranchland. “We offered this land in two individual tracts and ended with two buyers,” commented George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  The final results totaled to just over $2M, representing a new high for land values in that area.

 

To kick off the bidding, the auctioneer solicited a donation to the all volunteer Des Moines EMS in Des Moines, NM. The highest bidder, Jordan Ward, Vice President of the Farmers & Stockmen’s Bank of Clayton, NM donated $500.00, on behalf of the bank, to help support this organization.  Clift Land Auctions will match their donation with another $500.00.

 

“This land auction offers proof that land values in our area remain strong and that a land auction is a sound business decision for ranchers”, added Mr. Clift. 

Dairy Facility Draws Interest from Coast to Coast

 

On Tuesday, January 13th, Clift Land Auctions held a successful auction in Dumas, Texas. Up for sale was the Front Range Dairy and 980 + acres of highly productive irrigated farmland. This property was offered in three individual tracts, which made this property attractive for a variety of potential buyers. “We had interest in this auction from New York State to California. Interest came from local farmers, feedyard owners, east coast investors, and dairymen from all over the United States”, said George Clift, owner of Clift Land Auctions and Clift Land Brokers in Amarillo, Texas.  As it turned out, this property sold to one buyer for $4.73 M, exceeding the sellers’ expectations.

Clift Land Auctions donated $500.00 to the High Plains Food Bank, matching a donation in the same amount made by Gary and Karin Sutherland at our auction held on October 16th.
